August 2025 Seneca SC Real Estate Market Update: Overview

With the new school year, I simply love this month’s mailer about using August as a reset month. This has been a great summer, and I’m excited to share this August 2025 Seneca SC real estate market update along with a few personal stories.. Our kids’ schedules were very different than every previous summer. They were home more often and we had to be much more flexible than in previous years. While this was wonderful in many ways, it got me out of my routine.

Exhibit A: I walked into the gym this week after several weeks of absence and you’d have thought I just returned from war. Lots of wisecracks, friends of 7+ years reintroducing themselves, many asking if I was lost…I love my gym and it was hilarious. But I’m ready for that consistency of schedule and a new routine here in Seneca, South Carolina.


Many of you ask for updates on the kids, so I’ll add some photos below from our spontaneous trip to The Ark and Mammoth Cave as proof we had fun! Crosby learned to swim, Tessa is prepping for theater camp and we have thoroughly enjoyed a revolving door of out-town guests visiting us all summer long.

But back to routines being out of whack, the Upstate South Carolina real estate market is not impervious to this. We’re currently in a hard switch to a more balanced, or slight buyer’s market. Days on market are up. Buyers are slow. There’s room to negotiate on price and seller concessions now.

A friend of mine put it so well when he said across all price ranges there are 1–2 houses that sell in a snap. Some are going under contract in the first couple days, sometimes multiple offers, you’d think it was 2021 again. But all the other homes in that range will simply sit. Showings go cold (or struggle to even get started), price reductions are rampant and seller concessions are sometimes a must to get the deal done.


What does this mean for sellers? 

If you’re selling a home in Seneca, Walhalla, or Westminster, and you have the time, be patient. And if you need a quick sale, prepare to be aggressive on your pricing. This doesn’t mean we’re having a fire sale. I’ve had a strange influx of clients who bought in 2023 and now want to sell. They’re not losing money when they sell, but many are starting to use language like “I’m ok if I break even or make a little.” That’s a very different conversation than in years past.


My buyers are having a blast, though. We’re getting some big wins for them on price, closing costs and repairs. We’re still grappling with some of the effects insurance companies are having on closing deals. Older roofs in particular are a new headache over the last year or so. But they’re finally starting to feel like they’re getting a deal versus years past—especially those looking for Lake Keowee homes for sale or starter properties in Seneca, SC.


Tips for Buyers in August 2025

For buyers, this August 2025 Seneca SC real estate market update comes with some good news. With days on market increasing and sellers more open to concessions, there are opportunities to negotiate in ways we haven’t seen in years.

Here are a few quick tips if you’re thinking about buying right now:

  • Be patient but decisive. The right homes are still moving quickly, especially in the starter and mid-range price points. Have your financing ready so you can act fast when you find a fit.

  • Look beyond the asking price. Many sellers are willing to offer closing cost credits or cover repairs, which can save you thousands.

  • Check insurance requirements. Older roofs and certain property conditions are still tripping up lenders. Build in extra time for inspections and approvals.

  • Explore Lake Keowee and surrounding areas. Interest in lakefront and vacation properties is growing, but the current market gives buyers more room to negotiate compared to previous summers.
